Kenilworth Gardens Wilmette Year-to-Date Housing Report

Kenilworth Gardens Wilmette IL Year-to-Date Housing Info
Kenilworth Gardens is always a popular area for buyers to explore when they consider moving to Wilmette. It’s centrally located, close to schools, and parks, and an easy walk to the Metra train or short drive to the expressway to Chicago.
Here are the numbers comparing year-to-date home sales in 2020 vs. 2019:
So there’s mixed news when comparing this year’s sales to last year. Total home sales are down 21% but the median price is up almost 5%. Market time is clearly longer but that would be attributable to the three-month lock down period when sales slowed dramatically.
What’s the Kenilworth Gardens market like today?
Homes for sale: 13
Price range: $675,000 to $1,299,000
Under contract: 4
Absorption Rate: 5.2 months
The absorption rate of 5.2 months falls into the category of Kenilworth Gardens having a “balanced” market. This means that there are generally an equal number of buyers and sellers and prices are flat. However, sales have picked up considerably here with many buyers interested in moving out of the city to the suburbs.
