Even in this hot sellers market, there is no guarantee that you can sell your home fast. However, you can do these six things to put the odds in your favor.
1. CREATE CURB APPEAL.
First things first: Update your exterior to show buyers that your soon-to-be ex home is maintained and tidy. Trim hedges, shrubs and overgrown tree branches. Plant flowers, power wash the walkway and paint the front door.
2. CLEAN THE INTERIOR.
Home buyers are looking for a pleasant interior, and storage space can make or break a deal. Before you list your home, declutter your closets. Rent a storage unit to pack away any extra furnishings. Remove any personal or religious items that may interfere with making a sale. Remember, you want prospective home buyers to envision your space as their own.
3. START A BIDDING WAR.
Be competitive with your price listing. Be bold about it; you can price your home a little lower than comparable homes in your neighborhood to spark a bidding war. (Do your homework; research what’s going on in your local real estate market now).
4. GIVE YOUR HOME THE INSTAGRAM TREATMENT.
Dark, dingy photos of crowded, cluttered, spaces will not sell your home. Give your home the Instagram treatment: Stage your home to show well-lit, open spaces. 5. LIST ON A THURSDAY!
According to a new Zillow report, homes listed on a Thursday sell faster on average and are more likely to sell above list price than those listed on any other day of the week.
6. BAKE COOKIES.
Bake cookies for the open house. Fragrant cookies will make your house seem warm and inviting to prospective buyers. (You can also create this effect with vanilla-scented fragance).
